Located adjacent to central Manchester and Manchester Victoria train stations, the CitySuites Chapel Street project is set to act as a catalyst for the cross city regeneration in Salford. CitySuites fuses the luxury touches of a hotel with the home comforts of residential living. 

The 17 storey development is on course to become a regional landmark, comprising of 260 luxury serviced apartments, complete with a residents’ gym and swimming pool.

Structural solution delivers savings

The new £30m development boasts a structural solution that comprises of a concrete frame utilising post tensioned suspended flat slabs with precast double storey height columns. Ramboll’s structural solution fulfilled the architect’s repetitive floorplate design, locating column positions within the bedroom wall construction to maximise floor area. The ground floor columns adjacent to the public highway (internal and external) have been designed for vehicular impact. The combination of post tensioned floor plates and precast columns gave programme advantages and freed up valuable tower crane time for the placement of the 260 bathroom pods.

Furthermore the solution also ensured that the City Council’s overall height constraints imposed for the development could be met. Very close collaboration with structural and services teams early on in the project ensured the building would not only meet the City council requirements, but would capture every opportunity to make efficient use of space, maximising the internal area.

Decreasing the flood risk

The site is located approximately 80-90m from the River Grey Irwell, residing within Flood Zone 2. This means that it poses a medium risk of the river flooding. In response to this, Ramboll has implemented attenuation of surface water runoff to ensure that flood risk to downtown receptors will not increase over the lifetime of the development, but will instead decrease. A Flood Mitigation Strategy document has also been produced to manage the residual risks.

Ramboll’s multidisciplinary team incorporated civil, structural, geotechnical and contaminated land engineering services.
